How to Prepare for Your New Home Orientation (NHO)

As your home nears completion, one of the final milestones before closing is the New Home Orientation (NHO). This meeting is designed to help you understand how your home functions, how to care for it, and what to expect as you transition into homeownership.

At Caliber Homes, the NHO is a structured, in-person walkthrough led by our team. Its purpose is education, clarity, and confidence—not inspection. Understanding how this step works and what to expect allows the experience to be productive and smooth for everyone involved.

What the New Home Orientation Is

The New Home Orientation is a guided walkthrough of your completed home prior to closing. During this time, we introduce you to your home’s systems, features, and basic maintenance so you feel comfortable operating and caring for your home after move-in.

All information is reviewed live during the orientation to ensure explanations are clear, accurate, and specific to your home.

What Will Be Covered During the NHO

During your New Home Orientation, we will review:

  • Home systems and basic operation
  • Appliance use and manufacturer information
  • Maintenance responsibilities and expectations
  • Utility locations and shutoffs
  • Warranty process and procedures

The focus of this walkthrough is helping you understand how your home works and how to care for it properly.

If cosmetic items are identified during the orientation, they will be reviewed and addressed through Caliber’s established process prior to the Clean & Complete review.

How to Prepare for Your New Home Orientation

The New Home Orientation is designed to be a guided, in-person experience. For that reason, no additional documents or checklists are provided in advance.

All education, explanations, and demonstrations take place during the orientation so homeowners receive consistent information directly from our team.

To prepare for your NHO, we recommend:

  • Arriving with questions about home operation, systems, or maintenance
  • Planning for focused, uninterrupted time
  • Understanding that this walkthrough is instructional rather than inspection-based

This approach allows the orientation to remain organized, efficient, and informative.

What Happens After the NHO

If any items—cosmetic or otherwise—are identified during the New Home Orientation, our team will review and address them prior to the Clean & Complete step.

The Clean & Complete review allows you to return, verify that identified items have been completed, and confirm the home is ready for closing.

A Confident Step Toward Closing

The New Home Orientation plays an important role in preparing homeowners for life in their new home. When approached with the right expectations, it becomes a valuable opportunity to learn, ask questions, and feel confident heading into the final stages of the process.

Our goal is a calm, well-communicated transition from construction to closing—and a positive start to homeownership.
