What “Clean & Complete” Means at Caliber Homes

As we near the final stages of completing your new home, we want homeowners to clearly understand how the closing process works and what each step is designed to accomplish.

One of the things we pride ourselves on at Caliber Homes is closing homes that are clean, complete, and free of defects. To achieve that standard, we follow a structured inspection and review process that builds toward a confident closing.

A Structured Path to Closing

Rather than relying on a single walkthrough at the end, Caliber Homes uses multiple inspections and homeowner touchpoints to identify items early, allow time for corrections, and ensure the home is truly ready for move-in.

Each step plays a specific role in preparing the home for closing.

Step 1: Pre-Carpet Inspection

The first major inspection is the Pre-Carpet Inspection.

During this phase, our team walks the home thoroughly to identify as many items as possible before final flooring is installed. From there, we coordinate directly with our trade partners to ensure they have clear direction and are scheduled to make any necessary repairs or adjustments.

This step typically takes 10–14 days, depending on the scope of items identified and trade availability.

You may notice a detailed list of items during this phase — this is intentional and part of catching issues early, before finishes are complete.

Step 2: Quality Inspection (QI)

Once painting is complete, the home undergoes a Quality Inspection (QI).

This inspection is similar in scope to the pre-carpet inspection but focuses on finer details now visible after paint and finish work. We often say, “punch creates punch,” meaning that once items are addressed, new details can surface — and we want to identify those as well.

We typically allocate 5–7 days for this phase.

After the Quality Inspection is complete, our team performs a Quality Inspection Verification (QIV) to confirm the home meets Caliber Homes standards and is ready to move forward to homeowner orientation.

Step 3: New Home Orientation (NHO)

Following completion of the Quality Inspection, we schedule the New Home Orientation, usually 1–2 days later.

This is when we formally introduce you to your new home. During the NHO, we review:

  • Home functionality and systems
  • Appliance operation
  • Maintenance expectations
  • Utility services
  • Warranty process and procedures

If any items are identified during the New Home Orientation, we typically allow 1–3 days between the NHO and closing to address those items before the final review.

The NHO is designed to be informative, educational, and collaborative.

Step 4: Clean & Complete (C&C)

The final step before closing is Clean & Complete (C&C).

Think of this as a pre-closing verification. If any items were identified during the New Home Orientation, this is when you return to confirm they have been completed to your satisfaction.

Once the Clean & Complete documents are reviewed and signed, the home is considered ready to close.
