Our Inspection & Closing Readiness Process

One of the things we pride ourselves on at Caliber Homes is delivering homes that are clean, complete, and free of defects at closing.

To achieve this, we follow a structured inspection and homeowner review process designed to catch details early, allow time for corrections, and ensure a smooth transition to closing.

Building Toward a Clean, Complete Home

Rather than relying on a single walkthrough at the end of construction, Caliber Homes uses multiple inspections and review milestones throughout the final stages of the build.

This layered approach allows us to address items thoughtfully and avoid last-minute surprises.

Step 1: Pre-Carpet Inspection

The first major internal inspection occurs prior to final flooring installation. In homes without carpet, this step still serves as an important early quality review.

This inspection allows our team to:

  • Review workmanship before finishes are finalized
  • Identify and address items early
  • Keep the closing timeline moving efficiently

This phase typically allows approximately 10 days for completion and corrections before moving into the next stage.

Step 2: Quality Inspection (QI)

Once painting is complete, the home undergoes a Quality Inspection (QI). This inspection focuses on more refined details now visible at this stage.

During the Quality Inspection, our team reviews:

  • Finished surfaces
  • Paint, trim, and detail work
  • Overall readiness for homeowner orientation

We typically allocate 3–5 days for this phase to ensure items are addressed thoroughly.

Step 3: New Home Orientation (NHO)

Following completion of the Quality Inspection, we schedule the New Home Orientation, generally 1–2 days later.

This is when we formally introduce homeowners to their new home. During the NHO, we review:

  • Home functionality and systems
  • Appliance operation
  • Maintenance expectations
  • Utility services
  • Warranty process and procedures

The NHO is designed to be educational and informative, ensuring homeowners understand their home and how to care for it.

Step 4: Clean & Complete (C&C)

The final step prior to closing is Clean & Complete (C&C).

If any items were identified during the New Home Orientation, this is when homeowners return to:

  • Verify items have been completed
  • Review the home once more
  • Confirm readiness for closing

Once Clean & Complete is reviewed and signed off, the home is considered ready to close.
