Preliminary Determination – When you first contact Caliber Homes, we will set an in person meeting at our offices. Before we cast sail into the sunset together, we want to make sure we’re a good fit for your family and the process of building a home together will meet both of our expectations. We will discuss aspects of the process such as your timeframe to build, cost, financing, communication, size and scope of the project as well as location and plan features.
Site and Plan – Our first goal is to ensure you are absolutely in love with the location of your next home. Despite the dream home we can build, we want to make sure it is set in a location you feel excited about coming to every day. After we have confirmed the right community location, we need to find your perfect lot, something that speaks to the character of your home, nestled in the right location; whether it’s surrounded by trees, nestled by a stream of water, or even on a hilltop looking towards the sunset. After we have made the right site location we will focus on the right plan at the right budget. We will want to learn more about your family, lifestyle and needs; both now and what you have in mind for the future. This way your home will have a legacy for many years to come.
Contract and Design – Once we have made all of the necessary site and plan locations, we will confirm the preliminary budget is in line with your expectations to build the home based on a standard set of specifications and features. We will walk you through the contract process to answer all questions about costs, financing, design budgets, building process and closing. Once we have agreed on all terms, we will set an appointment with our consultants at our award-winning design studio. This is where the magic will come to life and turn your dream into a reality. Once you have completed your design selections process, a finalization of the contract will take place and we will be ready to start the build process.
Pre-construction – While you are busy designing your beautiful home, our purchasing and operations team is busy working behind the scenes getting ready to start construction. They are steadily working on engineering, septic designs, HOA approval, permitting (if applicable), lender / loan approval (if applicable) ordering materials and setting the schedule to begin. About two weeks before construction begins, we will schedule a meeting with you to review all your selections to ensure we understand exactly what your expectations of your new home shall be. This meeting will involve you, your designer, salesperson as well as your professional builder. We will carefully walk you through your plans, selections and any notes specific to your home before we begin. If there are any discrepancies identified, we will ensure we have a transparent solution before moving forward. Our goal is for you to leave this meeting with a clear understanding of the building process, stages of completion, next scheduled appointments and ongoing updates between our team and you. Additional onsite appointments with our team will be a pre-drywall meeting to ensure all specifications are to your expectation prior to the installation of drywall, as well as a final walk through to get those last few details exactly where you want them before you close on your new home.
Construction – Each home is an individual work of art, built by human hands in every changing environment. Our goal in this process is simple: Communicate, communicate and over communicate. We want to build your home on time, on budget, with zero defects upon completion. Although our processes will never change, the time in which it takes for each home may be different. The great news is you will always have a weekly update call with our team informing you of what has been completed, as well as what is expected to be completed each week. We want you to always be informed to make decisions. This is a major life event, and we know your life doesn’t stop despite building your dream home. Completion and Closing – At substantial completion of your new home, our quality control team will conduct a thorough 200+ point inspection of your new home, evaluating every detail from paint and drywall to the functionality of your water pressure and electrical fixtures. Additionally, each home is inspected by a licensed and certified inspector with the state of Texas, evaluating all major operational and construction components of the home. Our goal as a company is for you to walk into your new home and marvel at the beauty, not worry about what isn’t complete. That’s why you’ve hired a Higher Caliber Home Builder! Once we have inspected your home, we will ask you to join us to preview the finished product. Any items left incomplete, outside of your satisfaction or needing attention will be scheduled and completed prior to closing. After you have returned for a final walk through with your builder you will be scheduled to close with our title office and move in to your new home.
